What is a BER?
A Building Energy Rating (BER) is an indication of the energy performance of a building. It helps property owners, buyers and tenants understand how energy-efficient a property is and provides a standard way to compare buildings.
What does a BER assessment involve?
A BER assessment is carried out by a registered BER assessor. The assessor gathers information about the property, including its construction, insulation, heating systems, ventilation, windows and other features that influence energy use. The information is then used to calculate the property’s rating in accordance with the applicable BER methodology.
Why might you need a BER?
A BER may be required when a property is offered for sale or rent, and property owners may also choose to obtain an assessment when they want a clearer picture of their property’s energy performance. Requirements can vary, so property owners should check the current official guidance that applies to their circumstances.
What do the A to G ratings mean?
BER certificates use an A-to-G scale. A-rated properties have better calculated energy performance, while properties closer to G generally have higher calculated energy use. The certificate is accompanied by an advisory report describing improvements that may help the property perform better.
Domestic and commercial BER assessments
Homes and apartments use the domestic BER methodology. Offices, retail premises, warehouses, hotels and other non-domestic buildings use a different methodology and require an assessor qualified for that type of building.

What should I prepare for a BER assessor?
Have the property Eircode, MPRN, any previous BER information and available records for insulation, windows, heating systems or energy upgrades ready. The assessor will confirm which documents are relevant for the individual property.
